What an enquiry to this office creates, who can see it, and how long we keep it.

It also explains how to have that record removed.

Who is responsible for your data

Albsat Alahmar Real Estate L.L.C is the data controller for everything described here. We are licensed by Dubai Economy and Tourism under DED licence 1486771 and registered with RERA under ORN 49849.

This policy follows the UAE Personal Data Protection Law, Federal Decree-Law No. 45 of 2021. It covers our website and the enquiries it generates. It does not cover third-party services we link to, such as the Dubai Land Department or Google Maps.

What we collect, and when

We only ask for what an enquiry needs. There is no account to create and no newsletter gateway. We buy no data from anyone else.

  • When you send the enquiry form: your name, your phone number, your email address if you give one, and your message. We also store whether you ticked the marketing box, the listing the enquiry came from, and the date and time.
  • When you open WhatsApp from a button here: we record that a conversation was started and which listing it started from. No personal detail is attached to that record. The conversation itself happens inside WhatsApp, under Meta’s own terms and privacy policy. We keep it as we would any message on our phone.
  • When you simply browse: our hosting provider processes your IP address and browser user-agent to serve the page and keep the service available. We also hold your IP address in memory for a short period, to stop the enquiry form being abused. Neither is written to our database, and neither is used to profile you.

We do not knowingly collect sensitive personal data as the PDPL defines it. Please do not send passport scans, financial statements or similar documents through the form. When a transaction reaches the stage of needing them, we will tell you how to send them securely.

Why we use it, and on what legal basis

  • To answer you and arrange a viewing. The basis is that the processing is necessary to take steps at your request before a contract. That is Article 4 of the PDPL.
  • To send occasional market updates. The basis is your consent, given by ticking a box that is never pre-ticked. You can withdraw it at any time, and nothing else changes.
  • To keep our own records of a transaction. The basis is our legal obligation as a licensed Dubai brokerage. We also have a legitimate interest in being able to evidence what was agreed.
  • To protect the enquiry form from abuse. The basis is our legitimate interest in keeping the form usable for real buyers.

We make no automated decisions about you and we do not profile you. Every enquiry is read by a person.

Trackers and cookies

There is no analytics script, no advertising pixel and no social media tracker. There is no third-party embed that follows you across the web. That is a deliberate choice, so you are not asked to dismiss a cookie banner.

The only cookie we can set is the session cookie for our private back office. It is issued when a member of staff signs in, and a visitor never receives it. We do not sell, rent or trade personal data. We do not share enquiries with other agencies or lead aggregators.

Who else can see it

Enquiries are read by the people at Albsat Alahmar Real Estate L.L.C who need them in order to reply. Beyond that, personal data reaches only the providers who run our infrastructure, acting on our instructions as processors. Those are our website host and our database provider.

Those providers may store or process data on servers outside the United Arab Emirates. The PDPL permits such transfers where the destination offers an adequate level of protection. It also permits them where the contract with the provider imposes equivalent safeguards. Our agreements are made on that basis. We will also disclose data where a UAE court, regulator or law enforcement authority validly requires it.

How long we keep it

  • Enquiries that do not lead anywhere: deleted twenty-four months after our last contact with you.
  • Marketing consent: held until you withdraw it. The record of a withdrawal is kept for a further twelve months, so we can prove we acted on it.
  • WhatsApp click records: deleted after twelve months.
  • Records tied to a completed transaction: kept for as long as UAE brokerage and tax rules require, and no longer.

You do not have to wait for those periods to run. Ask us to delete your record and we will, unless a legal obligation requires us to keep it.

Your rights

Under the PDPL you may ask us to:

  • tell you what personal data we hold about you and give you a copy of it;
  • correct anything inaccurate, or complete anything missing;
  • delete your data, subject to any record we are legally required to keep;
  • stop or restrict a particular use of it, including sending you marketing, at any time;
  • transfer your data to another controller in a structured, machine-readable format;
  • withdraw a consent you previously gave, without giving a reason.

Exercising any of these is free, and we will never treat you differently for having done so.

How to ask, and how quickly we answer

Write to info@albisatalhmar.com with “Data request” in the subject line, or call +971 50 566 5536. We may ask one or two questions to confirm the request comes from you. That check protects your data.

We answer within one month of receiving a request. If a request is unusually complex we may extend that period once. We will tell you before the first month is out, and give the reason.

If you believe we have handled your data badly, tell us first. Most problems are a misunderstanding we can fix the same day. You also have the right to complain to the UAE Data Office.

How we protect it

Pages are served over HTTPS. The back office is behind an individual password-protected account, and access to enquiries is limited to the people who need it. No system is immune. If a breach ever affected your data in a way likely to harm you, we would tell you. We would also tell the UAE Data Office, as the law requires.

Children

We deal with property buyers and investors, and we do not address anyone under eighteen. We do not knowingly collect data from minors. If we learn that we have, we delete it.

Changes to this policy

When the way we handle data changes, we update the text here and move the date at the top. A change may affect you materially, such as a new purpose or a new recipient. We will say so plainly, and we will not rely on you noticing a new date.
